This business area identifies Kamalaia RE through its own developments or those of external clients. With this service, we handle all technical activities and management processes necessary to control deadlines, costs, and final quality in real estate developments.
Below is a summary of our KAMALAIA IPM methodology, detailing the scope of our services across the five phases of a development:
We generate the necessary documentation for the developer to assess profitability, timelines, cost estimates, and technical feasibility.
- Advise clients on their needs and collaborate on project scope definition.
- Provide a detailed cost estimate and development timeline.
- Deliver a preliminary project report analyzing optimization, land use, and regulatory compliance.
All project documentation is developed during this phase. Our goal is precise definition to ensure smooth execution, avoiding deviations in schedule and cost.
- Coordinate the commissioning of geotechnical studies.
- Produce a basic design review to identify discrepancies, regulatory issues, and technical feasibility.
- Update cost estimates once both basic and execution projects are defined.
- Manage the application for construction and activity permits.
- Produce an execution project review report to ensure document completeness and consistency across architecture, structure, and installations.
- Deliver monthly progress reports covering design status, license management, and schedule compliance.
The objective is to select the construction firm quickly, efficiently, and within the initially estimated costs.
- Advise on the suitability of contractors based on project type and scope.
- Prepare tender documents and bidding conditions to standardize all proposals.
- Conduct detailed cost comparisons and negotiate with bidders using initial estimates as benchmarks.
- Evaluate and approve subcontractors and suppliers proposed by bidders.
- Produce a negotiation summary report outlining each finalist’s strengths and weaknesses.
- Advise the owner on drafting the final construction contract.
The objective during this phase is to ensure the project is executed within the established cost, schedule, and quality parameters, while facilitating permit approvals.
Prepare the quality control plan and coordinate with the inspection agency (OCT).
Draft the staking-out certificate and coordinate signatures following site verification.
Manage interactions among all involved parties to address inspection requirements.
Coordinate contingency resolution with quality-driven solutions that maintain cost and schedule.
Conduct material quality control through trusted labs, analyze test results, and recommend corrective measures as needed.
Draft site visit reports and follow up on pending actions.
Continuously update construction-ready documentation.
Deliver monthly reports on technical, design, cost, and schedule progress.
Manage permanent utility connections.
Handle occupancy permits, operating licenses, and, where applicable, final approvals for protected housing.
- Attend inspection visits and assist property owners.
- Monitor contractor progress on final adjustments.
- Prepare a final snag list report for inclusion in the acceptance certificate.
- Draft and coordinate the signing of the final acceptance certificate.
- Oversee outstanding warranty-period items and issue periodic reports.
